Director of Building Surveying - Dilapidations Specialist

The Opportunity

An exciting opportunity has arisen for an experienced Director of Building Surveying with a strong specialism in Dilapidations to join an established and growing property consultancy in London.

This is a senior, commercially focused position offering the opportunity to lead and further develop a specialist dilapidations service line, while remaining hands-on with high-profile instructions across the commercial property market.

You will work with a diverse client base including institutional investors, property owners, developers and occupiers, advising across sectors such as industrial and logistics, offices, retail, build-to-rent and purpose-built student accommodation.

The successful candidate will combine strong technical expertise with proven commercial and business development capabilities, building trusted client relationships and helping to shape the continued growth of the service.

Key Responsibilities

  • Lead and develop the dilapidations service line, supporting its continued growth across the business.
  • Deliver high-quality, technically robust building surveying and dilapidations advice to a range of commercial property clients.
  • Develop and maintain strong relationships with existing clients while identifying and pursuing new business opportunities.
  • Contribute to and help deliver the service line's strategic and commercial business plan.
  • Identify opportunities to expand the range of services offered to existing and prospective clients.
  • Lead business development, marketing and networking activity within the dilapidations market.
  • Support the development, mentoring and performance of the wider technical team.
  • Champion best practice, quality standards and consistency across project delivery.
  • Drive improvements to processes, systems, templates and ways of working.
  • Collaborate with colleagues across other property and technical disciplines to maximise opportunities and deliver integrated client solutions.
  • Maintain up-to-date market knowledge and identify emerging trends and opportunities.
  • Contribute to industry knowledge, thought leadership and marketing initiatives.
  • Manage a varied workload while maintaining excellent standards of client service and technical delivery.
  • Take responsibility for achieving agreed fee, profitability and business development targets.

About You

We are looking for a senior Building Surveyor who combines strong technical knowledge of dilapidations with genuine commercial and business development experience.

You will ideally have:

  • A relevant degree or equivalent qualification.
  • MRICS qualification.
  • Extensive experience in Building Surveying, with demonstrable expertise in dilapidations.
  • A strong understanding of the commercial property market.
  • An established network of industry contacts and the ability to generate new business and introductions.
  • Experience managing client relationships and winning instructions.
  • Strong commercial awareness and a track record of delivering against financial targets.
  • Experience leading, mentoring and developing technical teams.
  • Excellent written and verbal communication skills.
  • The confidence to operate at senior level with investors, owners, developers, occupiers and other property professionals.
  • A proactive and entrepreneurial approach to business development.
  • The ability to manage multiple instructions and prioritise effectively.
  • A commitment to technical quality, best practice and risk management.
