Key Responsibilities

  • Take charge of a project, acting as the single-point Commercial lead throughout its lifecycle - from pre-construction and procurement through to delivery and cost management.
  • Participate in early Planning, Design and Construction meetings, providing input based on experience and driving consultant teams to produce an initial cost plan and convert this into an approved build budget
  • Perform a detailed review and analysis of cost plan, including reviewing measurement and rates, and convert cost plans to construction package budgets
  • Lead in early value engineering and cost comparison exercises to ensure budgets reflect project business case
  • Determine a procurement strategy and propose a Tender Event Schedule in line with an agreed programme and lead the preparation of tender lists
  • Oversee the preparation of tender documents to ensure that all specified items are covered and scope gaps eliminated
  • Lead procurement of Designers and Early works packages, including tender analysis, production of contract documentation (in conjunction with our internal and consultant teams) and agreement of contractual terms and conditions
  • Lead procurement of complex sub-contract packages, preparing tender documentation, reviewing clarifications and exclusions and undertaking comparisons of returns
  • Drive negotiations with sub-contractors to ensure the best possible entry costs across packages
  • Provide advice on contractual terms and conditions, and advise on general contractual provisions such as bonds, guarantees, warranties, insurances, letters of intent and other common contractual mechanisms
  • Supervise valuation of complex Sub-contract packages
  • Prepare long-term cash flow forecasts and drive a transparent cost reporting and risk
  • Establish and drive a change management process, working with our Design and Construction teams to monitor change and ensure exit costs are proactively managed
  • Conduct negotiations in relation to a range of issues (e.g. EOT, delays etc.) on a project and secure acceptable commercial solutions
  • Work with the Commercial team to build a trusted base of suppliers and key relationships we can leverage across projects as the business grows.
  • Work with other departments to support the business as required

Person Specifications

  • A minimum of 5 years' experience
  • Degree educated and chartered, preferably RICS
  • Keen to work in an entrepreneurial manner
  • Good construction and health & safety knowledge
  • Previous experience working for a large construction company or mixed-use developer, leading a team to deliver a medium to large project, or as part of a commercial team on a substantial construction project (£100 million-plus) providing support to the Commercial Leader on the project
  • Ability to manage the commercial function of a complex construction project, including a team of surveyors
  • Read and visualise complex drawings and supervise complete measurement of schemes accurately and swiftly
  • Comprehensive working knowledge of the various types of dispute resolution

Urban Land Institute.

In partnership with Urban Land Institute we are able to play an imperative role in creating a larger and more diverse pool of candidates within the planning & property professions. Working in schools we take part in the Urban Plan Educational workshops programme, which has now reached more than 2,500 pupils in 100 schools since its launch. Alongside more than 200 industry volunteers engaged across the country, we provide invaluable industry & careers advice to students while guiding them through their workshops and helping judge their presentations.
