Role Summary

A market leading firm are advertising an exciting opportunity to join as a Commercial Property Surveyor from their Gloucestershire offices. You will be responsible for our portfolio of over 3000 panels UK wide which will include rent reviews, lease renewals, statutory notices, acquisition, disposals, and some planning. The role focuses on the high-end cases of property management within the company.

Managing the UK portfolio to include

  • Proactively assessing risk across the portfolio, likelihood of happening & when and co-ordinate solutions (e.g., tree trimming, site disposal, "licence" payment to neighbour).
  • Land ownership / management, being able to deal with disputes e.g., trespass, boundary disputes, utility issues.
  • Investigate issues and co-ordinate solutions (e.g., wayleave, easement, platform, concrete base, negotiation with neighbours and/or legal enforcement).
  • Coordinating with the team portfolio Inspections, inspecting sites in accordance with agreed guidelines and intervals and/or or co-ordinate the site inspections by others.
  • Proactively address issues before they become threats (e.g., site maintenance, planning, fencing etc) and review inspection brief regularly to ensure the process is fit for purpose.
  • Work alongside our development and build team to review Pre-Build reviews, to include site visits where necessary and identify any external factors that may cause concern.
  • Monitor and report on monthly on maintenance spend, working with the team to achieve best practice in line with the guidelines.
  • Landlord Agreement Renewals, working with the Property Contracts Manager to identify sites for renewal and make sure they are dealt with in good time.
  • Regularly reviewing landlord agreements working within the parameters of the renewal process, highlighting any concerns with the property and contracts manager.
  • Ensuring records in your portfolio are up to date including logging details of all significant communication with contacts, amending contact details, photos, poster agreements and other relevant documents.
  • Site visits as and when required countrywide, England, Scotland and Wales

Essential Qualifications and Experience

  • Educated to appropriate degree level.
  • Chartered member of RICS or working towards accreditation.
  • Surveyor with a minimum of five years' experience working in Estate Management.
  • Proven experience of dealing with property matters including rent reviews, lease renewals section 25 and other statutory notices etc.
  • Ability to manage the delivery of numerous projects on time and within budget.
  • Excellent negotiation skills for complex and high value transactions.
  • Full current driving license.

Benefits

  • Salary: £40,000 to £60,000 + depending on experience + Car allowance
  • 25 days Annual Leave (Increasing with service to a maximum of 30 days)

Urban Land Institute.

In partnership with Urban Land Institute we are able to play an imperative role in creating a larger and more diverse pool of candidates within the planning & property professions. Working in schools we take part in the Urban Plan Educational workshops programme, which has now reached more than 2,500 pupils in 100 schools since its launch. Alongside more than 200 industry volunteers engaged across the country, we provide invaluable industry & careers advice to students while guiding them through their workshops and helping judge their presentations.
